While landlords should have a clear vision of what they wish to achieve in the lettings market, it is vital to know what tenants want. When you can tailor your service, or rental property, to meet the needs and demands of the rental market, you enhance your chances of success.

At Just Lets Peterborough, we are pleased to say we work hard on your behalf. We make sure you are up to date with what the market wants, and we ensure you are in a position to appeal to likely tenants. The COVID-19 pandemic has thrown up fresh challenges, but we continue to work hard on your behalf.

We have been working consistently through our lockdown. Many of our traditional practices are still in place, but we have also adapted our working practices to provide a safe and effective service. We are following social distancing measures, and we have changed our procedures to include video tours.

We are utilising video tours wherever possible

We are pleased to say we have made video tours of all our vacant properties, and these have been sent to interested tenants. We have experienced a sustained and growing interest in the market. In the first week back, we are pleased to say we let three properties, and we will continue to connect landlords and tenants moving forward.

While video technology is essential right now in the letting industry, we believe it is here to stay. The letting industry has been highly adaptable to new technology, and a recent study suggests tenants are as keen for video technology to remain in place as agents are.

SpareRoom commissioned the survey, and they found 54% of respondents suggested as long as sufficient safety measures are in place. However, it should be noted 32% of respondents admitted to concerns over physical viewings taking place. These respondents said they would only allow physical viewings if it was necessary. This sort of response is an indicator of the need for video tours and viewings.

Video content is in high demand in the rental market

We have seen an uptake in demand, and viewings, of video, SpareRoom says video has been an active part of their site of late. Director of SpareRoom Matt Hutchinson said; “From our data it’s clear that people are embracing virtual methods to continue searching for properties safely. We’d encourage as many people as possible to upload a video to their ads, especially if it includes the people living in the property.”

Matt continued by saying; “Video is a great way for potential flatmates to find out more about each other and work out whether they click before needing to meet in person. We may well see video remaining a natural part of the way people find rooms and flatmates way beyond the end of social distancing.”
