Two standard landlord service options are available from us: Fully Managed and Tenant Find. Regardless of which solution you opt for, you’ll benefit from an array of safeguards and must-have measures to ensure your property is occupied quickly and that the introduction of new tenants takes place as seamlessly as possible.

Fully Managed

Our most popular service, this comprehensive package allows you to effectively take a ‘hands-off’ approach to letting your property. If you have demanding work commitments and want to make the most of the precious little free time you do have, this is the service for you. Here’s what it includes:

Pre Tenancy

  • Advertising property
  • Escorted viewings with prospective tenants
  • Preparation of a full inventory and schedule of condition
  • Full referencing of prospective tenants
  • Preparation of all assured shorthold tenancy paperwork
  • Receipt of deposit prior to occupation
  • Receipt of rent in advance
  • Full and formal check-in with tenant (to include check of inventory)
  • Lodging deposit with tenancy deposit scheme
  • Take meter readings
  • Report occupancy to utility companies
  • Report occupancy to local council

End of Tenancy

  • Arrange pre-check-out visit
  • Arrange check-out
  • Conduct full formal check-out (to include check of and verification against original Inventory)
  • Take utility meter readings
  • Report vacation to local council
  • Report any possible dilapidations to you, the landlord
  • Initiate any remedial works required against the tenancy deposit
  • Arrange payment of dilapidations with tenancy deposit scheme
  • Arrange remarketing of property as required

During Tenancy

  • Collection of rents due
  • Transfer of rents to your nominated account
  • Receive all calls for maintenance
  • Deal with all calls for tenants queries
  • Visit property to review condition and maintenance
  • Liaise and organise trade specialists for any maintenance tasks
  • Negotiate with tenants for further tenancy renewals

Tenant Find

  • Advertising property

Our Offices

Our branches are compliant with all of the relevant government rules and regulations, and offer the following safeguards:

  • Client Money Protection, which protects both your money and the tenants if we were to go into administration. It also protects against theft and misappropriation, and was made compulsory in April 2019.
  • Redress and Dispute Resolution became a legal requirement in October 2014. By law, lettings agents are required to join an independent and government-approved redress scheme.
  • Deposit Protection ensures that tenancy deposits are protected. In 2004, it became a legal obligation to have this in place within 14 days of receipt.
